Q. I've been asked to stage a few homes for a builder/contractor. I have interior design experience through furniture sales companies so my compensation has always been commission on sales. The spaces are vacant and someone else has already ordered upholstery and case goods and supposedly lighting, accessories and rugs as well.... should I charge an hourly rate? per square foot? flat fee per home? should I include a materials allowance if there aren't enough lamps or if they forgot bedding or a tablecloth or candles for the candlesticks?
A. OK depending where you are in the country, and what neighborhood your in. You can do several things. If they are supplying all the furnishings you can't up charge a fee on that, you can put a contingency in the contract that if all materials supplied by the other party are not on site, you can charge a fee for that per day it is missing. I wouldn't do an hourly rate, I would either do per square foot or flat fee for the home. Say if the home is 1800 sf and two floors and in an OK area and must be sold ASAP! Also it should only take 4-5 days to stage I would charge about $2,000. If it's your first and want to cut them a break, and you don't have a certification in home staging then probably only $500-$800. Hope I was helpful!
