Can you go to jail for pawning something from buddys home furnishing?

Q. I am wondering if I pawned something that I rented from buddys home furnishing and now the pawnshop sold it. I have been paying them even though, BUT now I am really hard up for money and cannot make the payment. Can they press criminal charges on me for not paying them?

A. Selling Rental Property is a felony and on top of that if you stole it from your friend which you obviously did that also is a felony. You know many people steal and pawn and are hard up for money because they use drugs. Is that an issue-maybe getting clean would help the situation

Is it better to show an empty house or furnished house when selling a home in an estate?
Q. If furnished, keep in mind that the contents of the home will be that of the deceased. Creepy? Or is it better to have the home furnished and looking "homey"?

A. I like to look at them vacant, but not everyone does.

Remove all personal items, all clutter and keep it simple. Remember that you want people to be able to visualize themselves living there. If they feel like they are intruding on someones home they may not be able to do that.

How do I find an honest contractor to do some work on my bathroom, at home?

A. There is no way to be 100% sure to know if you are going to hire an "honest" contractor. There are things to protect yourself though.

>When the person whom shows up to measure, estimate, or to sign the contract and collect the 1/2 down works for the company and that they have been there for a while. A. I recommend Tilex; it really cuts deeply into the mold. If a ceiling fan is too hard or costly, ANY fan in the bathroom can help move the humidity out.

Mold spores are everywhere; they simply need water to grow. Install a big fan in the ceiling, put a stand-up fan near the door and clean often. If you have a window, you could get a window fan too.

My bathroom has a really strong urine smell what could this be caused from and what is a way to get rid of it?
Q. I know it's a bathroom of course it's gonn'a smell like urine but it's so strong I can't barely stand it. I clean my bathroom about 3-4 times a month.

A. Do you have men or boys in your home? If so, the floors and walls around the toilet need to be cleaned regularly, as well as the toilet itself. You may need to replace the toilet seat and any bath mats or rugs that you have in the bathroom.

If you have carpet around the toilet it should be cleaned with something that will neutralize the urine. I've found that spraying white vinegar on the carpet works well. The vinegar smell will dissipate as it dries and you can then clean the carpet with something a little more fragrant.

Wall paper will also absorb urine and I've tried lightly spraying and wiping it with vinegar and it helps, but I've also had to completely strip the paper and paint the bathroom to get the smell out of the walls. Good luck. I hope you find something that will solve your problem.

A. the Aussies have a problem with termites so any high quality hard wood might be useful. There is an abundance of Eucalyptus trees in Austrailia but I don't think they are used for flooring.
Other hardwoods could as hickory, cypress, chestnut, walnut, ash, teak, mahagony.
I presume if you are in Asia you have access to teak & mahagony.
Beware of the Asian Long Horn Beetle. It comes from Asia & has been killing a lot of trees in part of Noth America.

Most of the home improvement grants are for renovating property in low income areas, and you have to use the property for section 8 rentals, not your own home. google search it, I found the site that way. There are grants for everything you can think of. It's a .gov website. Don't subscribe to any service that wants to charge money for finding grants for you, those svcs. are just a scam. Anyone can research and apply. I spent two days scrolling through all of the grant information just to find out that I didn't qualify for anything. Some of them are pretty funny, I saw one grant for immigrants from Africa to study ancestrial drumming. The comedian David Letterman has set up a grant for " mediocre students with little ambition". The only grant I was eligible for was down payment assistance for first time homebuyers, the application process was so long I closed on the house and moved in before I heard anything.

Can I adjust an ordinary wall light and fix a switch to it?

We have bought 2 new wall lights to replace some old fashioned ones, but never thought about the fact that the old wall lights have switch buttons on them (there is no wall switch to turn them on or off). Is there any way we can adjust ordinary wall lights and add a switch or a light pull to the actual wall light?

A. I would take them back,having this new information in mind and buy the exact lights that you need.As opposed to doing alot of modifications on the ones that you just bought.You'll be glad you did.Easier,less time consuming,and less expensive.

How do I wire an electrical outlet from a wall light?
Q. I want to install an electrical outlet on a wall that doesn't have any other outlets. There is a wall light directly above the place where I need the outlet so I want to use that junction for the power source. I do not want the wall light's switch to control the outlet. How do I wire this?

A. Depends on how the light is wired. If it's got only a black and a white wire, the only thing you can do is have the switch control the whole circuit. With only two wires, the black wire is made/broken at the switch, so the only way to get a circuit is to have the switch on.

If you have two black and two white, you're OK. One B/W pair will go to the switch and the other B/W pair provides the power. If you have this, notice that one pair is wired across the black of the other pair. That is, a black wire coming in ties to another wire going out without going to the light. The companion wire of the one going to the switch should be wired to the light. That's your switch leg, and it is made /broken at the switch. The white wire of the leg in should be on the other pole of the light. You want to take your new wire and add the black to the connection on the black coming in. You'll now have three wires there - hot in, hot out to switch, hot to your new outlet. Take your white from your new run, undo the white of the leg in at the light. Connect those two and add a white pigtail. Wire the pigtail to the light.

Be sure all circuits are off, and if you're not sure which wire is which, use an ohmeter to test. Be sure all grounds are connected in each box. Check out what will be on the circuits and make sure you don't overload them, and also that your boxes are rated for the amperage/wires you'll be using.

How do I stop my wall light bulbs making black marks on the ceiling?
Q. My wall light bulbs make black marks on the plaster coving and ceiling in my room. I understand you used to be able to buy little press on metal caps to stop this.

Who can rewire my homes exterior?

Q. I'm trying to fix up my home and one of the things I'd like to see done is have the exterior wiring redone. I've searched online but can only find information on rewiring the electrical. The wiring I'm talking about is the wiring used for cable, internet, and phone that runs along the exterior of the house. There have been so many cable and phone and internet companies that add wires, leave old existing ones, then new companies come in and do the same. I'm wondering who I can call to clean up the wiring and remove old unused ones to make my home's exterior more aesthetically pleasing. Do I call a regular electrician or is there some type of specialist in this?
I know that I can go around and do that but I want a professional job where someone can come determine what goes where and what not. Cut the wires and patch up the inside. I'm busy and would rather tackle other things. I asked who can I call to do the job not how can I do the job. Thanks for trying to help though.

A. It is an expensive proposition to insulate against noise of this type. It is you who should complain and get them to move to a commercial area.

You have every right to peace and quiet enjoyment of your home. You should not consider moving.

Otherwise, you sue them and sue the government department that gave them the permit. The govt. department is supposed to send a notice to everyone in the neighborhood and should have held a public meeting to hear any objections. I do not think this was done.

Otherwise, get them to insulate your home to your specifications (call a sound engineer for specs) including the basement walls. The shock travels to your foundation too.

Your moving from there is not an option. (unless you hate the neighborhood etc.. and for various reasons you wanted to move - that's diff.)

A. My graco gas powered sprayer was $5000, no electric required, very nice to have. A good tall boy electric from graco or titan should be about $ 2000 - 3000 based on volume of paint you will. E using per job. You can get an ok (just ok) unit for about 1200. DONT GET A CHEAP SPRAYER OR SPRAY GUN. Make sure gun is rebuildable.

Is Home Office Furniture Tax Deductible? If so, how much is deductible and what does that really mean?

Q. My home office is based out of Texas.

A. Home office furniture would be tax deductible, as long as you use it only for your business. If you bought a computer for use for the business, a desk to put the computer on, a lamp to shine light on the desk and the computer, a phone line for the computer to connect to the internet, these would all be deductible Home Office Furniture as long as you used them 100% for the business. If you did then 100% of what you paid for them is deductible as a business expense in the year you bought them. The only question is though, is your home office part of a Schedule C business? If so then you can list all the assets on Form 4562 and take section 179 depreciation on them. That will let you write them totally off in the year you bought them. If you have a home office as part of your job requirement, then you would still report the assets on Form 4562 and take section 179 depreciation, but the depreciation would flow through to Form 2106 - Employee Business Expenses, which would in turn flow to Schedule A - Itemized Deductions - Miscellaneous Deductions, and would have to exceed 2% of your AGI for the excess to be deductible.

What paint colors would be ideal for a serene home office with Scandinavian-modern furniture and aesthetics?
Q. My stepmom is in the process of converting two small guest bedrooms into one large home office that is adjacent to a nursery. The room that is connected to the nursery (by a bathroom) is currently painted a medium-hued turquoise called Blue Ground by Farrow & Ball, and will serve sort of like the sitting area of the office. She adores the color, and will most likely keep it. The other room is wallpapered, but they're going to remove the paper and paint. There is still a partial wall up, so even though the space is open, there is a separation between the two rooms. This is why I think it would be nice to have the rooms two different colors that harmonize with one another. She is considering painting three walls a cloud white and having one accent wall with color.

All of the furniture that will go in the room has a Scandinavian-modern aesthetic to it, sort of like the IKEA style but higher quality. Most pieces are either white or blonde wood, and have clean lines. There is a lot of natural light streaming in. She is wanting the space to have a serene vibe to it with colors that are calming but not boring. We're in Southern California, so she's considering incorporating some ocean-inspired decor, like a driftwood coffee table and maybe sea glass colors, but it won't be like a "beach theme."

Do you have any paint color suggestions? Unfortunately, I'm in college several hours away, so I don't have any photos to share of the space.

A. I think I'd go for a light grey, either true grey or possibly a little on the blue side. It's certainly serene. It looks businesslike. It can go with an ocean theme. Think of the colour of an ocean just after a storm.
It will go with the furniture. A sand colour might be all right too but you'd have to be sure it goes okay with the blond wood. You could accuse grey of being boring, but it makes an excellent background colour and if you put an interesting piece of art or two on a wall, that will liven it up a lot.

I like that turquoise colour a lot too but combining with other colours is a bit tough without having it look like a kid's playroom. Anything red, pink, or coral is out. Yellow might work but it better be a very subdued yellow. Green just won't go. A medium blue might be okay but if it's too pale it will look cheap beside the turquoise and too dark will overwhelm everything else.

A. The first step in creating a home office plan that works is to evaluate what you plan to do in the space.

Furnishings. Make sure that you allow for adequate desk space for your equipment, and space to store materials, records and supplies.

Outlets. Are there enough electrical outlets to safely accommodate all of your business equipment (computer, telephone, copier, fax, clock and desk lamps)

Invest in a second phone line for your office.

Choose bright colors that will reflect light and keep you in a productive mood.

you'll need some sort of bookshelf-or shelves-and file drawers that are easily accessible without you having to get up.

Bulletin and chalk boards are a great way to keep home office reminders front and center.

Where can I find good quality bedroom furniture for cheap?

A. Someone suggested thrift stores, and to that, I'd add consignment stores that carry furniture. Sometimes you can find nice pieces at Goodwill or Salvation Army. Someone suggested Big Lots, and they are worth a look, too.

Bear in mind that your furniture does not have to "match" - it doesn't have to be a set. For instance, you could have a wrought iron or a wicker headboard ( these are pretty inexpensive), an inexpensive round table covered with a tablecloth for a night stand/bedside table, and a dresser or chest of drawers, small chair, etc. Pier One has some cute wicker chairs that are reasonably priced.

If you are handy at refinishing furniture, you could pull together a shabby-chic look with used pieces that you strip and paint ivory or white.

You do not have to spend a lot of money to have an attractive room. Your accessories will make all the difference.

Get lots white room accents (lamps, vases, clocks, etc) with a little colour in there like bright blue or scarlet (in the smaller accents like candles, etc). bedding should be simple if you have lots of colourful accessories, but if you stick with white try something crazy and multi-coloured! Paint the walls a colour that shows up in your bedding (but one that doesn't show up a lot).
Ikea is an excellent store to go to, great design and unbelievable prices. Almost any art museum will actually have nice stuff, too. Target is another good place.

How to get the home plan of a housing I am putting offer to ?
Q. I am planning to put an offer to a short sale home and wanted to know as how to get home plan of that particular home.

I mean the layout, which defines how big is each room and where they are located (east,west,north south)

A. If the house was built with permits and inspected, then the local government entity that issued the permits and did the inspections will have a copy of the blue prints. They may have to dig around in the archives or go to micro fiche, but they have them, and they are public records, so they have to produce them if you request them.

Q. In terms of the organizational architecture, there seems to be three aspects of it, decision rights, rewarding individuals, and evaluating their performance. I am having troubling applying this concept to compensating waiters. I would think that it has emerged to allow customers to measure and evaluate a waiter's performance and service, while providing them with an incentive...but I am not sure.

A. I am not quite sure myself but I used to waitress and tips are highly appreciated. Most waiters and waitresses only make $2.13/hr. and by law that is all they can make hourly. This leaves them to rely on tips to survive. I think that only the customer can decide what kind of service they got from a waiter/waitress and it is basically been left up to them to decide what they earned for their time. I think it is supposed to motivate the waitress/waiter to do her best with each customer as to earn the most for her time. However there are flaws. There are always flaws. 1) Some waitresses/waiters just don't care. I have seen servers that still just don't put in the effort and only do the minimal to get through their day. I have seen some that just treat the customer like dirt. 2) The customer is NOT always right. I have seen customers that got excellent service and either don't have the cash or are cheap and obviously did not tip the right amount for the service they recieved. Now if you don't have the cash, I personally think you shouldn't be going out to eat. If you are cheap, don't go to a place where you have to tip. Some customers are just rude, leaving a penny is a sure fire way to quickly anger a server especially if they gave great service. Now I am not sure what works for you, but as for myself and being a waitress in the past, I choose to tip 25-30% Most people tip under 10% and the people that do tip the norm of 15% are great but most servers bust their butts for minimal money. I tip 25% for good service and 30% for great service. I have tipped 100% for flawless service before too. It really is up to you what you decide to tip and if you decide to tip. Just take in to consideration a few things the next time you get waited on. First time home painting project?

Q. Any tips for a first time home painting project?

I have never painted before in my life. The cost-saving is the major driver for this DIY project and I am actually very excited to do it myself. I am looking to paint the entire interior of our first home. I have about 3 weeks and a help who is equally or more inexperienced...

Where can I find some Paiting 101s?

A. I just painted the interior of my house, and there are some good places you can go for basic advice, like Lowe's website, or Home Depot's. My advice to you is to prep thoroughly- have all of your equipment ready and purchased ahead of time so you don't have to make repeat runs to the paint store. You want to make sure your walls are fairly clean, with no really dirty spots- check behind the TV, it can be very dusty! Spackle then sand all nail holes or uneven areas. If the walls already have color on them, you may want to prime before you paint. You'll get truer color and use less coats. Tape off any trim and windows using blue painter's tape, not masking tape. Take your time with the prep, and your final result will look much better.
As far as the paint goes, measure your rooms and take the information to the paint store-they'll help you figure out how much to buy. Generally, you'll use flat or eggshell finishes on the walls, and I recommend egshell, it has a sheen to it and reflects light better, giving you a richer color. For trim, you'll use a satin paint. If you're having trouble choosing colors, Sherwin Williams has a great feature on their website that allows you to choose a room type, then "paint" the room, walls, trim, ceiling and all!

Difference between Automotive and Home paint sprayers?
Q. I know the spray pattern's different, (Which makes me wonder too, doesn't the house one overlap too much?)

But could I use a car sprayer for home painting? (Just no latex paints?)

A. A car sprayer propels the paint through force of air. Your typical car paint is thinned out to allow easy flow through the tip onto the surface. Home paint is very thick and dense. Especially exterior. You could use the sprayer but you would have to thin it out so much it would not be worth the effort. Or the price of the thinning agent. You might even ruin the paint. Small home sprayers usually require you to thin the paint. Contractor grade sprayers use a piston driven system that forces the paint through the hose with more pressure negating the need to thin.
It would probably work just fine with a stain though.

How much do I charge for painting and repairs?
Q. I am looking in to doing some interior home painting jobs. I am not sure what to charge? Do you base it on the size of the rooms? How and what do I charge? How much should I charge for small repairs, putting in a new faucet, new fan?

A. Whether you bid the job or do T&M (time & material) you have to figure out what you are willing to work per hour. This may not be what you are worth per hour, as competition, location and economic times sometimes dictate terms.

The easiest solution I recommend to people in your situation, is to look over each aspect of the individual job (fan instillation, painting, etc) determine how much time it will take to complete each job from start to finish â¦â¦then double the time âyou thinkâ it will take. It may seem excessive, but it is a simple formula that has proven itself time and again.
There are many variables that go into bidding a jobâ¦â¦ but using this formula should assure you of being within the market range of a bid.
Whatever you determine your hourly at, plus material (and any mark up you put on material) would be your estimated price (and donât forget to figure any time spent at the store)

Should I change the tiles in the bathroom first or refinish the bathtub first?

A. Rip out the old tiles...
Have the tub done 1st so the whole thing can be re finished.If tiles are up, the refinish can only be done up to that point.
Whether its an old tub, new tub or a re finished tub, the installer is responsible to protect the tub during installation of the new tiles.

Can laminate wood flooring in two adjoining rooms be mismatched?

Q. We are moving into our first home and we are replacing the carpet in the living room with laminate wood flooring. The floor in the dining room is already laminate wood and joins up with the living room floor. We are trying to pick out new floors and are wondering if we can get a different color wood floor for the living room or if we need to match it perfectly with the dining room. How to prep subfloor for wood flooring?
Q. I've installed prefinished wood flooring before but the kitchen has ceramic tile glued to 1/4" plywood, which is then (I assume) glued and nailed to the original sub floor. I need to remove the tile and 1/4" plywood so I can put our new wood flooring on the original subfloor. What is the best way to do this? I was planning on using a hammer and chisel but is there a specialized tool i can use?

A. Yes there is.. A hammer and wide chisel... In your case , and I ve removed 100s of floors over the years and that what you need to do. Hammer and chisel off the tile, using caution. Chips FLY!! Then you can use a crow bar to get under the wood and go at it.If your lucky it was screwed down and you can unscrew a lot of them. But most will pull through the 1/4" luan and then deal with that later.
Your lucky it was installed wrong this is an easier rip out, Suggestion. Safety glasses, long sleeve shirt sand ear protection to prevent chips in the ears ( I m not kidding) Cover doorways to help prevent dust and put a fan in a window to suck dust out.

What should I use my gift cards on?

Q. I have a good amount of gift cards from a well known home furnishing store. My plastic containers fall out at me from the cabinets, as do my pots and pans. We have a small condo. I'd also like a metal trash can (which are expensive) or a nice toilet brush set. I love vacuum cleaners, but already have a Dyson and Hoover (so I think I don't need another?). How do I order wholesale from China?
Q. I want to order maybe 50 home furnishing products from China - keep one then sell the rest. Where are these shipped and how are they picked up? Are there just a few ports that they ship to - say New York and Los Angelos? No comments about how naive I am - I realize that. :)

A. I looked into buying clothing wholesale from China.

What I found out was you have to buy a tank-load (it's a shipping cargo). There are no refunds, not even if it's damaged. The ship came to port in California, but I don't know exactly where. Then it would be my job to get the tank off-loaded from the ship, and loaded onto a train or a truck to transport it to me in the midwest. It was EXTREMELY costly.

Better to go to LA or NYC and buy wholesale there. Like for me, there's a garment district in NYC. I don't know about home furnishings.

Has anyone had/have +/- experience with home office furniture made by Aspen Furniture?

Q. At Woodley's & Kacey Fine Furniture in the Denver metro area I have seen knicked/worn floor models of home office furniture made by Aspen Furniture. I am curious whether this is indicitive of the quality of the pieces and/or the manufacturer, or is it because the floor models have gotten moved around/abused at the store. The pieces are made out of hardwood & veneers. I REALLY like the collection & feel it is what I need & in my price range. However, I don't want to spend money on something that won't last but a couple years. Please advise!

Q. My home office is based out of Texas.

A. Home office furniture would be tax deductible, as long as you use it only for your business. If you bought a computer for use for the business, a desk to put the computer on, a lamp to shine light on the desk and the computer, a phone line for the computer to connect to the internet, these would all be deductible Home Office Furniture as long as you used them 100% for the business. If you did then 100% of what you paid for them is deductible as a business expense in the year you bought them. The only question is though, is your home office part of a Schedule C business? If so then you can list all the assets on Form 4562 and take section 179 depreciation on them. That will let you write them totally off in the year you bought them. If you have a home office as part of your job requirement, then you would still report the assets on Form 4562 and take section 179 depreciation, but the depreciation would flow through to Form 2106 - Employee Business Expenses, which would in turn flow to Schedule A - Itemized Deductions - Miscellaneous Deductions, and would have to exceed 2% of your AGI for the excess to be deductible.

What paint colors would be ideal for a serene home office with Scandinavian-modern furniture and aesthetics?
Q. My stepmom is in the process of converting two small guest bedrooms into one large home office that is adjacent to a nursery. The room that is connected to the nursery (by a bathroom) is currently painted a medium-hued turquoise called Blue Ground by Farrow & Ball, and will serve sort of like the sitting area of the office. She adores the color, and will most likely keep it. The other room is wallpapered, but they're going to remove the paper and paint. There is still a partial wall up, so even though the space is open, there is a separation between the two rooms. This is why I think it would be nice to have the rooms two different colors that harmonize with one another. She is considering painting three walls a cloud white and having one accent wall with color.

All of the furniture that will go in the room has a Scandinavian-modern aesthetic to it, sort of like the IKEA style but higher quality. Most pieces are either white or blonde wood, and have clean lines. There is a lot of natural light streaming in. She is wanting the space to have a serene vibe to it with colors that are calming but not boring. We're in Southern California, so she's considering incorporating some ocean-inspired decor, like a driftwood coffee table and maybe sea glass colors, but it won't be like a "beach theme."

Do you have any paint color suggestions? Unfortunately, I'm in college several hours away, so I don't have any photos to share of the space.

A. I think I'd go for a light grey, either true grey or possibly a little on the blue side. It's certainly serene. It looks businesslike. It can go with an ocean theme. Think of the colour of an ocean just after a storm.
It will go with the furniture. A sand colour might be all right too but you'd have to be sure it goes okay with the blond wood. You could accuse grey of being boring, but it makes an excellent background colour and if you put an interesting piece of art or two on a wall, that will liven it up a lot.

I like that turquoise colour a lot too but combining with other colours is a bit tough without having it look like a kid's playroom. Anything red, pink, or coral is out. Yellow might work but it better be a very subdued yellow. Green just won't go. A medium blue might be okay but if it's too pale it will look cheap beside the turquoise and too dark will overwhelm everything else.

What do you call those slanted ceiling with the windows in them?

Q. I've been watching a lot of HGTV, and I'm getting really interesting in home design/architecture. One feature I've always admired and would love to have in a house of my own some day, are those really cool ceilings/roofs that are slanted and have the square windows in them. I've been searching for the title of these kinds of ceilings but I don't think anyone knows the name of this home feature.

A. Vaulted or cathedral are 2 styles of ceilings. Most any roof style will accommodate skylights, even flat roofs can have them. Eventually leaks do develop around skylights from flashing to gaskets going bad. I like them but it's just another thing to maintain in a house.

I want to start building a miniature house, how should I get started?
Q. I'm a psych major but have a guilty pleasure in designing homes and architecture. I have many sketches that I want to bring to life. How do I get started? Not only have I sketched homes but I've also dobe the interior layout. What type of wood should I use? Not anything super huge just a decent size and I plan on doing all this by hand and from scratch.

A. All my experience says to first have a good complete set of plans and secondly have a good complete set of plans. I honestly believe an arcetec is a good investment in this venture to finalize the plans and bring everything into conformity with building codes When it comes to wood you can save a small fortune by getting green or partially seasoned (recommended) wood from a small independent sawmill in fact many small mills can take the materials list from your complete set of plans and cut out your house for you at a tremendous discount over what a building supply will charge. Pneumatic nailers will also save you a great bundle of time

Like laundry soap, Oscar Mayer, etc. They were all pretty cheap and were pretty small so you could get a bunch that would make your bathroom look unique.

How long do i keep my turtles lamps on for?

Q. I have one UVB 5.0 Lamp, and 2 household heat lamps. How long do i keep each on for and are there any further instructions?

How do I install LED lights into my new car?

Q. I recently got a package deal on LED Neon lighting accessories for my 2001 Chrystler 300M. I dont have much running through the car, I've never had any power problems at all. My question... if I were to install everything that came in my package (White Underbody Neon, White Interior Under Dash Neon, New Blue Halogen Lights, and White Blinker Arrows that attach to the Side-View mirrors) do you think it would put a drain on my battery? I know lighting doesnt take too much to run, but is that pushing it a little too much?

A. No. You should be fine.

I have no idea why you'd want to mess up your underbody or under dash with neon lights, but you'd have to install much much much more than just lighting to put enough drain on your altenator to keep it from charging your battery.

Also remember that LED lights draw much less current than regular incandescent lighting.

Install your lighting and enjoy your new found artificial daylight.

What are industry standard rates for home staging?
Q. I've been asked to stage a few homes for a builder/contractor. I have interior design experience through furniture sales companies so my compensation has always been commission on sales. If they are supplying all the furnishings you can't up charge a fee on that, you can put a contingency in the contract that if all materials supplied by the other party are not on site, you can charge a fee for that per day it is missing. I wouldn't do an hourly rate, I would either do per square foot or flat fee for the home. Say if the home is 1800 sf and two floors and in an OK area and must be sold ASAP! Also it should only take 4-5 days to stage I would charge about $2,000. If it's your first and want to cut them a break, and you don't have a certification in home staging then probably only $500-$800. Hope I was helpful!

How can I turn my bedroom into a spa retreat? Please give me tips to make it a relaxing & tranquil atmosphere?

I would really want to turing it into something that looks like a spa room. Something with beautiful (but contemporary/modern) decorations and ultra soft, romantic glowing lights.

Any tips?

A. Your walls are a perfect color as are your floors. They speak to a contemporary look. Choose a rich silver blue fabric for your bedding. Night tables should be simple and elegant or build them into the wall on either side of the bed. Use wall sconces with up/down lighting on either side as opposed to table lamps. If you can wire your ceiling hang a classy chandelier on dimmers. Use silk floor to ceiling drapes at your windows. If your bedroom is large enough, add an ottoman in a rich lustrous fabric....something soft. Add a soft furlike throw to the bottom of the bed. A wonderful chair/lounger in a soft fabric would be a great addition if you have room. Accessories should be simple. A few tall floor vases with reeds, pick up additional colors by adding simple contemporary artwork, and keep your dressers clean and simple. Comfort and spa is defined by clean lines and mute colors. It doesn't mean you can't have a piece of artwork that adds a burst of color. It's more about clean soft comfy fabrics and colors.

In a bedroom would a different color in a walk in a walk in closet look odd ?
Q. The paint that I used for my bedroom is expensive and I have an off white/tan extra paint on hand. My bedroom is a pastel light shade of orange, if I painted the walk in closet the off white/tan shade-- would that look odd and a mismatch ? Or would you for sure buy the same paint as the bedroom ?

A. If the closet has a door, it would be fine to paint it another color. If it were a dressing room that opened directly into the bedroom, the same color would be preferable, but for a closet? It would certainly be okay - and smart - to use the neutral, light paint you have on hand.

How do you shrink flooring to take the excess wrinkles out of the center?

Q. We have vinyl flooring that is glued on the edges but not in the center. The excess material is causing the flooring to raise up in the middle of the floor. Do I use a heat gun and try to shrink it? I don't know. Any educated suggestions would be help-full.

A. If this is a perimeter bond material, and it didn t acclimate right and "shrink" to the floor then it is faulty material and must be reported to the place of purchase.
If it is a full spread glue type , there is nothing you can do but replace it.
The way to tell the difference, full spread flooring will have a felt type or paper backing. Perimeter bond is smooth. You ll have to find out what you have before anything can be attempted.

How do you remove laminate flooring that was put down and glued to the floor?
Q. I have this horrible laminate flooring in my house but it's hard to take off the sub-floor because the laminate is glued to the floor. I have been taking it out with a screw driver and hammer and it kinda damages the sub-floor. Is there a way to take out the laminate with little damage to the sub-floor?

A. That is a very tedious job. You will be sitting there forever with a pry bar though. You can also buy a floor scraper for about $20 at any hardware store. Generally found in the flooring dept.

Take my experience though, all depending on what you re-cover with (ie. tile, carpet, etc) if you are going with tile, you need to have a glue free surface. Plywood is inexpensive and easier to remove that your laminate, Not to mention the time and aggravation you will save.

What are good flooring options for a cottage that won't be winterized?
Q. We were hoping to put down laminate flooring but have been told we'd have to heat the floor at all times as stepping on it if it's been exposed to freezing temperatures could cause it to crack (shatter?) open. Real hardwood flooring is expensive and we don't really want carpet or linoleom. Any suggestions or advice?

A. Most quality laminates are meant to serve interiors which are not environmentally controlled all year long. You just have to make sure you're getting the good stuff. Ask your seller about the laminate floor's AC rating, to make sure it's likely to be durable enough for what you've got in mind. For a residence, you shouldn't settle for less than an AC3 rating. Generally, the fiberboard core of a quality laminate floor will help it to weather temperature changes.

Also, you're going to want to choose a type of flooring which is low-maintenance for a cottage. You don't want to be spending too much time with refinishing and waxing flooring when you're meant to be relaxing. Laminate flooring requires dry or damp mopping or a vacuuming, but otherwise retains its look without too much intervention on your part.

Don't ever install hardwood flooring in an area which is not environmentally controlled. The wood will expand and contract radically when in non-controlled conditions. For hardwood, this spells disaster - warping, cupping, the works! The great thing is, laminate flooring has really come a long way in terms of look. You can get laminate flooring which looks almost exactly like solid hardwood - even a "handscraped" look, or a beveled edge effect. And you still get that look without having to worry about the practicalities of maintaining a natural product in a less-than-friendly environment when it comes to extreme conditions.

A. There are cleaners you can buy from specialist tile retailers. Also, unless you have very dark grout, it may be worthwhile buying a grout cleaner as well (or grout sealer, which stops stains penetrating). Bear in mind that the glaze of ceramic tiles does wear over time - the amount of wear depends on their rating (the hardness of the glaze).

How to letter on ceramic tiles?
Q. Our calligraphy guild would like to letter on ceramic tiles. What kind of paint should we use? What kind of sealer? We'd also like to do some kind of photo transfer process. Can we layer the two on the tile without it smearing? Should we seal with plain ol' polyurethane or use epoxy resin? Thanks!

A. Why not try a really modern look for your bathroom, using black and lime-green. If your suite and tiles are white, this will keep the room fresh and bright, and won't look too dark. If I was using these 2 colors, I would use black as the main color, and lime green as the accent.

Black can be a difficult color to paint with, so you may want to try a dark brown or a dark gray instead, both of which will give dramatic, but sophisticated results.

With bold colors, plain flat walls would look best I think, but if you want to add some texture to your walls, a really easy way of doing it, is to just mix some builder's sand in with your paint. It comes out quite heavily textured with little lumps and bumps in it (sorry, it's quite hard to describe).

Bring out the lime-green accent with matching towels, shower curtain, bathmat etc. Some gorgeous green plants, and especially those long stalks of bamboo, would look great

A. Look around your local antique dealers....many are dealing in the retro items now..ask them..it will give you a start, then you can price the piece accordingly if you wish to sell them. You can also google searches for items similar to what you have to see what people are asking for them. Just remember, you can ask what you want, but you might not get it, so there can be a large variance in the prices you see...take the middle ground to be safe.

Should I order home design software or have an architect draw my 3d plans?

Q. My wife and I are building a house this year. We've come up with a rough sketch of what we want. Our architect is going to turn our idea into plans for $3000. I want to see a 3d version of our design. He charges $1000 to add a 3d version of the plans via disc. I can buy the most elite home design software for less than $200 and sell it for almost as much when I'm done. Which should I do? The house we are building is a simple 2000 sq ft ranch with a finished basement.

A. From where I am, parents teach, guide and discipline youngsters on the basics of safety, good behavior and manners. We don't even spare the rod, so to speak, if a child does wrong. But we explain to him why he is being spanked - not because we love him less but because we want to instill in his young mind the importance of knowing what is right and what is wrong, that there are certain rules to consider and must be obeyed to make him a better person when he grows up and that includes thinking not only for his own self but to consider others as well.

Can an employer require an employee to take a TB test?
Q. My husband works for a small company doing installations & structural modifications for home safety. His boss is mandating that all his employees get a tuberculosis test so that the company can get some sort of certification. Please note that, as far as we know, there is no indication that anyone has been exposed to TB. Is it reasonable or legal for his boss to require to him to take this test, especially since the company doesn't even provide health care insurance that would cover the treatment of any side effects that resulted from the test? Also, can anyone suggest any good on-line resources that deal with situations like this?

A. The staff is going into people's homes and touching their stuff and cannot be spreading a communicable disease.
