Where to buy living room furniture on budget?

Q. I am going to medical school and am buying my first condo. I have saved substantially for this moment, but I am by no means rich. I will be renting out a room in the condo to pay the billls. The point is, I don't have a lot of money. Where can I buy living room furniture on a budget? I've tried rooms-to-go. Any other suggestions??

A. Ikea often has very cheap but good and fashionable furniture. You could also try a local Salvation Army thrift store or one run by a similar charity.

Certain pieces can be got on the cheap from places like Target - they may not sell couches and armchairs, but they have cheap and durable coffee tables, shelves and TV stands.

I'd also suggest yard sales and a local classified ad section, and asking friends if they have any furniture to get rid of. Look also for estate sales.

Where to begin the custom-home building process?

Q. Can someone point me to a good consumer-oriented website or offer advice on the steps toward getting a custom home built? My wife and I have a couple lots in mind, we're narrowing down a list of floor plans. We could use some guidance as far what tasks â and in what order â we should be planning for.

A. the process is going to be different for different areas. i would recommend going to amazon.com and buying a few books on how to be your own general contractor, and how to build your own home. (i have i think is called "building your own home on a shoe string") some go into more detail than others. but read a few and get aquainted with some of the terms and such. they will also go through the steps.
but here are the basic steps.
1) find /buy land. make sure it meets all of your requirements, and the local requirements for building. consider a perk test, septic planning, access roads, frontage, any minimum size requirements.
2) site planning. where is the septic located (or are you on town sewer and water). where is the house going, where is the well going (if not on town water) where is the electric going to come in from. and which way will the house be oriented (stake out the corners)
3) excavation and foundation (this will go off the plans that you have decided on) (be prepared for the unexpected, who knows what they will find when they dig)
4) framing
5) skinning (roof and exterior walls and maybe siding, windows) inside is now protected from the elements)
6) electric, plumbing, hvac
7) insulating
8) interior walls, floors, ceilings
9) appliances, painting, finish electrical and plubing fixtures.
10) final walkthrough, cleanup, touchup.

Home building industry price elasticity of demand elastic or inelastic?
Q. I have been searching for an explanation of what this even means and I cannot find anything that is helping me. Can someone please help me. I need to take the home building industry and focus on how it is affected by the economy. I also need to know if it is elastic or inelastic and what the price elasticity of supply for this industry is. I really appreciate any help I can get. Thanks!!!

A. Lets start with what the question means. Then you can apply it to the home building industry. In economics and business studies, the price elasticity of demand (PED) is an elasticity that measures the nature and degree of the relationship between changes in quantity demanded of a good and changes in its price.

For all normal goods and most inferior goods, a price drop results in an increase in the quantity demanded by consumers. The demand for a good is relatively inelastic when the quantity demanded does not change much with the price change. Goods and services for which no substitutes exist are generally inelastic. Demand for an antibiotic, for example, becomes highly inelastic when it alone can kill an infection resistant to all other antibiotics. Rather than die of an infection, patients will generally be willing to pay whatever is necessary to acquire enough of the antibiotic to kill the infection.

Inelastic demand is commonly associated with "necessities," although there are many more reasons a good or service may have inelastic demand other than the fact that consumers may "need" it. Demand for salt, for instance, at its modern levels of supply is highly inelastic not because it is a necessity but because it is such a small part of the household budget. (Technology has increased the supply of salt modernly and reduced its historically high price.) Demand for water, another necessity, is highly inelastic for similar supply side reasons. Demand for other goods, like chocolate, which is not a necessity, can be highly elastic.

Substitution serves as a much more reliable predictor of elasticity of demand than "necessity." For example, few substitutes for oil and gasoline exist, and as such, demand for these goods is relatively inelastic. However, products with a high elasticity usually have many substitutes. For example, potato chips are only one type of snack food out of many others, such as corn chips or crackers, and predictably, consumers have more room to turn to those substitutes if potato chips were to become more expensive.

It may be possible that quantity demanded for a good rises as its price rises, even under conventional economic assumptions of consumer rationality. Two such classes of goods are known as Giffen goods or Veblen goods. Another case is the price inflation during an economic bubble. Consumer perception plays an important role in explaining the demand for products in these categories. A starving musician who offers lessons at a bargain basement rate of $5.00 per hour will continue to starve, but if the musician were to raise the price to $35.00 per hour, consumers may perceive the musician's ability to charge higher prices for lessons as an indication of higher quality, thus increasing the quantity of lessons demanded.

PED is determined by a number of factors that essentially all fall under the umbrella of "choice". By choice we mean the power of choice that the consumer of a given good holds to give up the consumption of said good. The greater this choice the more price elastic the good will be and, by contrast, as the balance of this power falls in favour of the supplier the more inelastic the good will be. This is due to the consumer's "Perceived Value". A good which is difficult to replace or give up consuming will have a higher perceived value than that which is more easily replaced thus the consumer will be willing to pay more for such a good. Perceived Value represents the absolute maximum price a consumer is willing to pay for a good. When the price exceeds this level, the consumer will give up consumption of this good.

Availability of Good Quality Substitutes: Easily substitutable goods will enable buyers to switch to an alternative good and thus such goods will exhibit greater elasticity than goods that do not have substitutes available, ceteris paribus (assuming all other variables are equal). It is important to understand that a given good is in essence unique and thus the comparability of the available substitute(s) in terms of quality to the original good is an important sub-variable. The better the substitute(s) can replace the original good in terms of desirability, affordability, practicality etc. the more elastic the good will become. For example, a commuter taking the train to work could switch to taking the bus if faced with rising train fares. However, this may mean more inconvenience and/or longer journey time for example and thus will form part of his consideration before switching that mode of transport and it may take a certain price difference before he will resort to this option representing the substitute's quality. A contrasting inelastic good would be water which is arguably insubstitutable so a local community faced with rising water costs will be left with little choice but to pay the increased costs forming a price inelastic good.
Whether the good is habit forming or obligatory: Addictive drugs, whether psychologically addictive or physically addictive, and other goods where dependency plays a key role will naturally exhibit inelastic properties. At aggregate level, rising costs of such goods are unlikely to reduce demand significantly. Classic examples of such goods would be alcohol and tobacco or in an extreme case, heroin. A heroin addict will virtually go to any length to achieve the next fix irrespective of cost. Governments often place taxes on these types of goods, namely alcohol, tobacco and fuel because of their highly inelastic demand since consequently such goods are assured revenue generators for the treasury.
The proportion of the consumer's income the good represents: Goods which typically make up a small proportion of people's income will exhibit inelastic qualities. Conversely, goods which form a large proportion of people's income will cause greater responses in demand to comparable % increases or decreases in price. For example, if cinema ticket costs rise by 20%, decreases in demand are unlikely to be pronounced. However a 15% drop in a "luxury" good such as a car or LCD Television changes in demand are likely to be relatively greater.
How closely the good is defined: Taking our example from (2), cigarettes in general are, as discussed, an inelastic good. However a particular brand of cigarettes will exhibit far more elastic properties if its price rises. In general therefore, the exact type of good will affect its PED properties.
How closely the consumer (end-user) is defined?: This is an important factor intrinsically related to most of the preceding variables. "Choice" is very subjective and factors 1,2 and 3 vary relative to the individual consumer because every single consumer can potentially have a different Perceived Value of a good. A good that is easily replaceable or habit forming or expensive for one person may well not be for another and thus how well the consumer is defined will affect the PED. At nationwide level, if the cost of butter rises significantly consumers can choose to consume margarine instead but a shop who makes and sells butter cookies will not have this option and thus the PED will be far more inelastic in the latter case. A driver faced with rising petrol bills may opt to switch to using the train. However an airline company has no choice but to absorb rising fuel costs and will according have a much more inelastic demand curve for essentially the same good.
How closely the time period is defined: Generally the greater the time period, the more possible it may be for a good to be replaced with a substitute. Using home energy as an example, a gas user faced with rising gas bills will unlikely be able to switch to electric alternatives overnight due to possibly contractual tie-ins and time needed to change a stove to electric hob for example. However over three months, a switch is far more viable and the PED will be accordingly more elastic. Likewise, prices are dynamic. Over short time periods, prices of substitutes maybe static, over longer periods, the price of substitutes may drop, making them more appealing. [Puiatti, 18:36 10-Nov-07]

is there an inexpensive or free home design software out there for a normal homeowner?

Q. its just that I want to play around with some home design ideas with my house for a small addition, & I need some kind of basic program to use. Thanks!

A. I know they can be hard to find. I think Lowes has one on their website, I used it for a kitchen once, but it takes some patience. I have always done my design ideas in The Sims 2, because it is much more user friendly and quick. I never really get around to playing the actual game though. The only problem with this is sometimes the location of things isn't exactly where you want it, but it's a good way to get the idea of what you want to do.

A. That is called an architect.
An interior designer is a licensed professional (as is architect) who is the type of person who helps out on the show trading spaces. They "design interiors." They will usually be knowledgeable in fabric, color, material, and geometric organization.
A professional home designer is usually a person who is not licensed or registered and draws up house plans. They call themself home designer because they are not licensed and not allowed to use architect.
An architect is a registered professional licensed to practice architecture and design buildings (including homes)

is there a catalog like AVON, that people can work for commissions selling home interior decorations?

Q. I know someone who saw this particular catalog, but did not get the name other than "home interior decorations". the door to door seller
would go with this catalog in a very AVON-lady way.

Is there one particular company or many? I'm not talking about direct mail services, but where an individual seller can work on commission for.

A. I believe it what you are referring to is Home Interiors & Gifts, Inc. It has no relation to Avon although Avon has its own separate home design catalog. Anyway, they're not in business anymore because they got bankrupt.

Does anyone know of a way to repurpose old home interior pictures?
Q. I have a big collection of home interior pictures that are from the late 90's- 2000 or so. The resale is horrible, but I'm pretty good a repurposing stuff.. But on this I'm stuck. I cannot think of anything that would be worth it?.. Other than taking out the print and using the high quality frames that home interiors is known for. Any ideas appreciated!

A. Try taking the pictures and cleaning them with a damn cloth and getting the dust off, this may bring the colors out, and if not then you can have them scanned and enhanced at your local walgreens or something.

Can you help me identify and locate an old home interior picture?
Q. I can remember almost 30 years ago my mother bought me a home interior picture that was in a very heavy metal frame with a rounded glass, the print was a small boy kneeling and praying into a beam shining down on him.
I know that I have seen the picture in some bibles and I would like to know the name of the print. I would also know how I might be able to buy the picture, frame, glass etc. that was purchased for me. How much deposit and payment percentage for kitchen remodel?

Q. What percent to order and install a kitchen remodel. My contractor wants 50 percent to order and 40 when install begins and 10 at completion. Is that about right for licensed and insured contractor in Florida?

A. I am a kitchen designer in Boston. Our installers are all fully licensed and insured . If we are selling you cabinets and our guys are doing the install, we charge 30% the day you order, 30% the day your cabinets are delivered, 30% the day your countertops are templated or delivered and 10% whe nthe whole project is complete.

I think that's an extremely fair deal. I got my start as a designer at Home Depot. When I worked there, they took 100% the day you ordered. Now THAT"S scary...

Exploring Options for uising a General Contractor for a kitchen remodel?
Q. We are considering a kitchen remodel. We've hired a general contractor and a kitchen designer for the DESIGN PHASE (a seperate agreement will be presented for the BUILD PHASE). We would like to explore other paths in lieu of hiring a GC.

We are interested in hearing from homeowners who have done kitchen remodels as to the options they pursued? How many served as their own GC's? How did that go? How many worked with the local home center for cabinets, floors, etc and left the structural stuff to someone else? How did that work? We're not interested in being our own GC, but there has got to be a less expensive way! We're making quality decisions and downgrading OUR choices for OUR kitchen just to pay the GC's fee and overhead costs. For example, we did all the work to select over $10K worth of appliances (which will be delivered and installed) and the GC will stand to earn quite a bit for what appears little work (enough for another appliance). Are there any other options?

A. best thing is go to places research your materials price them out & compair prices through differant places to save money, then go home measure then measure again! sometimes sandpaper, new paint & hardwear, with some ellbow grease goes a long way man save alot of money to then you can buy new appliances lol to go with new look!

Is it normal for contractors to include a fee on cabinets as a part of a kitchen remodel?
Q. The quote from our contractor includes an 8% contractor's fee. This fee is applied to all aspects of the kitchen remodel-the demo, electric, etc. and it even includes the cabinets although the cabinets are ordered through a separate company and that company is responsible for installation. Just curious if it's normal to pay this as we could save over $1,000 if the fee was removed for that portion of the project!

A. Sounds like he is being upfront that he is charging 8% for being you contractor on each area. Do it yourself and save that plus you can hire who you want, not his buddies?

Q. Over the years, I have had several Home improvement contractors show up to take measurements for floors, windows, plumbing, etc, but then they never follow through and send an estimate.

Why do you think that is happening? I have money to spend and tried to track themn down for their quote but they gve me the runaround.

A. I have had the EXACT same problem! It is sooooo frustrating. I can only guess that it's because there is so much work out there, and if they feel like the job is going to be small, or if a bigger job comes along, they don't want to waste their time.

Has anyone had/have +/- experience with home office furniture made by Aspen Furniture?

Q. At Woodley's & Kacey Fine Furniture in the Denver metro area I have seen knicked/worn floor models of home office furniture made by Aspen Furniture. I am curious whether this is indicitive of the quality of the pieces and/or the manufacturer, or is it because the floor models have gotten moved around/abused at the store. The pieces are made out of hardwood & veneers. I REALLY like the collection & feel it is what I need & in my price range. However, I don't want to spend money on something that won't last but a couple years. Please advise!

Q. My home office is based out of Texas.

A. Home office furniture would be tax deductible, as long as you use it only for your business. If you bought a computer for use for the business, a desk to put the computer on, a lamp to shine light on the desk and the computer, a phone line for the computer to connect to the internet, these would all be deductible Home Office Furniture as long as you used them 100% for the business. If you did then 100% of what you paid for them is deductible as a business expense in the year you bought them. The only question is though, is your home office part of a Schedule C business? If so then you can list all the assets on Form 4562 and take section 179 depreciation on them. That will let you write them totally off in the year you bought them. If you have a home office as part of your job requirement, then you would still report the assets on Form 4562 and take section 179 depreciation, but the depreciation would flow through to Form 2106 - Employee Business Expenses, which would in turn flow to Schedule A - Itemized Deductions - Miscellaneous Deductions, and would have to exceed 2% of your AGI for the excess to be deductible.

What paint colors would be ideal for a serene home office with Scandinavian-modern furniture and aesthetics?
Q. My stepmom is in the process of converting two small guest bedrooms into one large home office that is adjacent to a nursery. The room that is connected to the nursery (by a bathroom) is currently painted a medium-hued turquoise called Blue Ground by Farrow & Ball, and will serve sort of like the sitting area of the office. She adores the color, and will most likely keep it. The other room is wallpapered, but they're going to remove the paper and paint. There is still a partial wall up, so even though the space is open, there is a separation between the two rooms. This is why I think it would be nice to have the rooms two different colors that harmonize with one another. She is considering painting three walls a cloud white and having one accent wall with color.

All of the furniture that will go in the room has a Scandinavian-modern aesthetic to it, sort of like the IKEA style but higher quality. Most pieces are either white or blonde wood, and have clean lines. There is a lot of natural light streaming in. She is wanting the space to have a serene vibe to it with colors that are calming but not boring. We're in Southern California, so she's considering incorporating some ocean-inspired decor, like a driftwood coffee table and maybe sea glass colors, but it won't be like a "beach theme."

Do you have any paint color suggestions? Unfortunately, I'm in college several hours away, so I don't have any photos to share of the space.

A. I think I'd go for a light grey, either true grey or possibly a little on the blue side. It's certainly serene. It looks businesslike. It can go with an ocean theme. Think of the colour of an ocean just after a storm.
It will go with the furniture. A sand colour might be all right too but you'd have to be sure it goes okay with the blond wood. You could accuse grey of being boring, but it makes an excellent background colour and if you put an interesting piece of art or two on a wall, that will liven it up a lot.

I like that turquoise colour a lot too but combining with other colours is a bit tough without having it look like a kid's playroom. Anything red, pink, or coral is out. Yellow might work but it better be a very subdued yellow. Green just won't go. A medium blue might be okay but if it's too pale it will look cheap beside the turquoise and too dark will overwhelm everything else.

How can cockroaches eat anything and survive in just about any condition?

Q. just read and watched some documentaries about cockroaches and it says that they can eat just about anything with their relentless appetites including wood built inside walls of houses, book bindings, cardboard and stuff like that.

they would only eat that stuff if they could not find their first choice of food like decaying animals or garbage...

But still??? how can u eat wood and cardboard and continue to live on? where is the nutrition in those materials?

this might explain why they've been around since dinosaurs.

A. The cardboard is made up pulp which comes from trees, this pulp contains mostly cellulose just like wood. The cellulose is nothing but complex form of glucose molecules. But no animal is capable of digesting cellulose, hence in the intestine of cockroach, some symbiotic bateria are present which are capable of digesting cellulose( microbial fermentation) present in carboard and wood.

How do I make a homemade composting bin?
Q. I've looked at composting bins online and the prices are steep for a a house of college students, ranging from 150-200$. I was wondering if anyone knew how to construct one for a lesser cost.

I was always to poor to know any other way. I have been gardening for 60 years. I don't know why people love to spend so much money on gardens. I use nothing but natural ingredients. I use no chemicals or pestcides. I think people forget they eat whatever they put on their plants or in the soil. My garden is 20x20 ft, and I have nine (9) rare fruit trees. You see why I have two 55 gal compost drums.

You sound like you need help on making a good compost bin. Since you are new at compost, it may be easier for you to start with a plastic bin. A 32 gal is just find.

Make sure your bin is away from the house. Compost bins will give off odors. Cut out the bottom and add holes around the sides. You must vent the sides. Place four inch bricks shaped like the letter "I_I" or V" on the ground. Place your bin on the top of the bricks. You can shovel compost out of the open end of the bricks when your compost is ready.

Layer in your soil, your vegetable and grass cuttings, dead plants, egg shells, and coffee grounds. I do not use other materials because they can draw mice, and the smell is bad. Never use meat or cooking oils. I mix my compost with chicken manure. Chicken manure is by far the best. Therefore add chicken manure every (about 2 cups) few inches. Keep the mixture lightly moist. You will never buy soil again. A 1cu. ft. of chicken fertilizer will cost about $4. The plastic can will cost about $20.

Do not use wood of any type. Wood will draw termites in the summer in certain areas of the country. It does not take them to long to find wood and dirt. I hope I helped. Good luck to you and your family, from Los Angeles.

What happens when you use interior paint outside?

Q. My mom wants to use her interior paint on her exterior trim. I told her she should NOT and she wants to know why. What problems or issues will she run into if she does use it?

A. interiior paint is not designed to be attacked my the elements, rain, dust, sunlight etc. It will peal off and she will have to do it all again in six months time.

A. he will be in jail for as long as he was sentenced or until he gets paroled again ( if he dose not when).as far as the friend who got stuck with all the bills... not much he can do about that. and if i was him i would not help the man again. but i would lie to the guy saying if the bills where paid then he could use them as a home plain again and if he pays it turn around and say no to him. the guy had his chance for freedom and he wasted it and on top of that the pple who helped him got screwed with the bills let him sit in jail.

How to install a light switch and additional ceiling lights?

Q. I have a ceiling light with a pull chain in my attic. I want to add two additional ceiling lights with pull chains. I also want to add a switch so all three come on at once. I believe to do this, I can take the wire leading to the first light, wire the black and white to the switch, and the grown as well. Then run a new wire to the first light, and then to each subsequent light. Am I over simplifying?

A. You basically have it. You keep the black wire black and the white wire white splicing a connection at each box. The black wire is supposed to be the "hot" side so your switch will be a break in the black wire and your white will just be connected without the switch.

Do a google on "residential wiring" or "home wiring" there are many sources with pictures and advice.

How do I wire a new ceiling light and switch?
Q. I have a switch that goes to an outlet. I want to add a ceiling light and install a second switch next to the outlet switch. I'm pretty handy? Any helpful tips on the process?

A. get a bigger switch box if the current one is a 1 gang. switch to a 2 gang new work(remodel) box. you will then have to fish wire to the attic going from switch box to ceiling, through attic, and then to the hole where you will put the light. use a new work box (octagon or round) for the light or if the light is over 15 pounds, get a fan box. after that, just wire everything. you should be able to feed off the switched outlet's switch. remember to pigtail when necessary.

~~a holesaw is an easy way for cutting a hole for the light. make sure to use a studfinder before you drill.

How do I add ceiling lights in my house?

A. From your description I believe you're wanting recessed lighting and your house doesn't have to be prewired for it, though you will need to add the correct circuit(s) and wire to incorporate it. I incorporate it into just about every project I do and the key to achieving great aesthetics with it is using the correct size lighting and lighting balance. Where you place this lighting, types, and wattages is key to this balance.

Now, if you're not experienced in lighting or wiring I suggest you hire a professional to work with you on achieving the look and effects you want and this can be successfully incorporated into any decor, contemporary or more traditional.

How can I insulate my rented attic bedroom?

Q. I rent, and my bedroom is a large attic conversion. It's very energy inefficientâI can feel heat loss through the ceiling even on a cool summer night. How can I make it more energy efficient without making structural changes that will require my landlord's cooperation? I plan to put weatherstrip around the windows and I'm considering caulking the joists, but the only other thing I can think of is tacking blankets up on the walls and ceilingâa fire hazard, and not very elegant.

A. Hi, check out encapsulated insulation batts, it's insulation that is in a plastic type blanket. If you have knee walls and attic access, just staple it between the joists. When you move you might take it with you too! Another solution might be blue board, its a foam board that you could put up and tape seams making it tight, but it may have to be trimed just for that space and it's best to leave it. If your landlord pays any utitlity you might say you get the material I'll put it in. B

How much would it coast to get a heatorater and instalation put into an attic?
Q. The attic is a pretty decent size. I was thinking about adding a heatorater & installation so it wouldn't be just an empty room.

A. I know a guy whose attic contains 3,000 sq. ft. of floor space. Until you know size of the area you're dealing with, it will be impossible to answer your question.

How do you install insulation in attic with flooring?
Q. I need to put more insulation in my attic. It is finished for storage and has a wood floor. Where do I insulate? Do I just lay it on the floor for the winter and put my boxes on top? Do I need to do something special along the edges? What kind should I use and is there a tip for installing? Thanks!

A. If there is no insulation under the flooring (plywood or OSB usually used, you'll have to pry up the floor and place the insulation between the joists. Installing between the joists like I described is merely rolling it out and stuffing it in. Nothing special needed. Bad smell from new furniture in nursery-how do i get it out?
Q. About 2 months ago my husband and i bought a crib and dresser combo for our baby who is due in about 2 weeks. Got it home and out of the boxes and it smells bad. I cant explain the smell. It doesnt smell like hard wood, its more like a chemical-ish odor from the finish or laquer it has on it. It's making all of his cloths in his dresser small the same way. It's really annoying to me. I feel like ill be putting him in a room full of fumes. Anyone have any idea HOW i can get rid of the smell naturally? I have heard of taking it out in the sun everyday over long period of time to let it breath out and get the fumes out but is that the only way. I dont have alot of time really.
By the way, this isnt a smell that would be easily covered up. Its not one of those- dog pissed on the carpet type of thing- and its hard wood so if i spray something like air freshener it doesnt work.. but thanks

A. I would open the windows in the nursery to air it out. Point an oscillating fan on them as well w/the drawers open (remove the clothes so they don't absorb the scent-give them a wash if they don't air out on their own in a few days). If you have a ceiling fan, turn that on too. The air circulation will help get the smell out quicker than anything else. If you are running your air condition, close the door to keep it out of the rest of your home. This isn't exactly energy efficient, but it's the easiest. The 12 week waiting period for a new crib won't be helpful to because the new one will have similar issues, unless you get a wrought iron crib-but those have their own issues (significant cost, danger of getting hurt on bars, etc).

Volatile compounds (VOCs) used in staining products tend to take longer to dry/cure especially when they are in oil based products. (Also why people shouldn't use oil based paints to paint interior spaces if they are sensitive to smells.)

I assume that you have allowed the mattress to air out also. Most mattresses have a smell to them as well. This also goes for newly installed carpets.

If you plan on using a bassinet/pack-n-play w/included bassinet then, I suggest using that (not in the childs room) in the interim. Your momma super smeller is working, which is a good thing in this case. When you can no longer smell the "new" smell, it will be safe to put baby in the crib.

Congratulations! I hope you have an easy delivery with your son. Btw, I found out w/mine that when they say "bouncing baby boy", they mean when he gets old enough to start bouncing on furniture or whenever they get excited about something :-)

How do you keep your home smelling good?
Q. I am always going into homes where everything smells so fresh and even sweet, what do you use to keep your home and linen smelling so good and long lasting?

A. Dryer sheets, lysol, and carpet powder are your best friends. Potpourri and candles do good to mask the smell, but that's not what you want. It's artificial. It's nice for a scent, but it's not a clean smell, really.

After cleaning, sprinkle some scented carpet powder on the floor and let it set for a couple of minutes, then vacuum it up. The scent remaining is very faint and fresh. Put a dryer sheet between your linen to keep them fresh smelling. You can also stick a bar of soap or dryer sheet in your closets to keep them fresh smelling. You can even rub a dryer sheet over your furniture (test it first) to give a nice scent AND reduce any static cling. Dryer sheets also clean and de-static-ify (LOL) tv and computer screens. AAAANNNDDD you can put a dryer sheet wedged or taped into an air conditioning vent in every room to spread the fresh scent around. No one will even know it's there.

Are there any home improvement sites for renters?

Q. We're renting a house, and I want to fixup the bathroom and the kitchen, but all the home improvement and makeover sites I've been to only have stuff that I know I can't and don't want to do, so if anyone knows of any sites, or if anyone has any ideas of their own, I would appreciate it! I'm looking for things I can do myself.

A. How extensive a "fixup" were you going to do? Check your lease first to see what you're allowed to do without prior written consent from the landlord. Most residential leases, at least in my market, limit tenant alterations to reasonable changes that can be easily restored to their original condition when the tenant leaves (e.g. painting, hanging shelving and pictures).

Major renovations, such as replacing cabinets, tile, appliances, must only be done with the landlord's consent. He'll be living with your choices long after you move out, so HE has the right to say no, or, if he says yes, to approve styles and materials. Also, all improvements belong to the landlord, so unless he's cut you a deal where you fix the place up in exchange for much lower rent, you're losing money on the deal.

That being said, there are plenty of things you can do to fix the place up. Paint is the easiest way to liven up the kitchen and bath. Even if you're not up to decorative painting, a good fresh coat of paint will brighten any room. For kitchen and bath, make sure to use a semi-gloss paint (there are some that are specifically for kitchens and baths)--this will hold up to the moisture, dirt and grease and be easier to clean.

Use baskets or boxes covered with cloth or contact paper to corral small or oddly-shaped items in kitchen and bathroom cabinets or shelves. Cheap and decorative way to increase storage space and keep the place looking neat.

If you need more cabinet space in the kitchen or bath, try to find old dressers, china hutches, bookcases or cabinets on Craigslist or your local freecycle--these can be cleaned, painted, and moved around to suit your space. I used an old 1940's metal dresser for years as a kitchen island/storage for pots and pans. Dressers with missing drawers make good deep shelving for large pots and baking sheets: just cut plywood to fit where the drawer bottoms would sit.

With your landlordâs permission, you can paint or reface existing cabinets. If not, you can usually cover objectionable cabinets with contact paper or starched fabric without permanent harm to the surface. (Contact paper has gotten a lot cooler--it now comes in all sorts of styles, including faux leather, faux granite, real cork, brushed aluminum and copper, etc.).

Also, you simply must check out Craftster! Itâs not a home improvement site, as such, but it has every sort of craft and DIY project you can imagine, from what to do with old light bulbs to decorative painting, furniture design and complete room makeovers, in every style from classic to gothic and back again. And if you ask nicely, the members will often give you a free tutorial. :D

What if there are no home improvement items In the store on virtual families?
Q. I am playing the lite version for iPad, and there are no home improvement items or "various items" available in the store. I'm not sure if that is just a downside of the lite version or if that is not normal.

A. That's the downside buy the full version if you want to buy improvements to the house

If you have a lien on your house can you get a home improvement loan on the property?
Q. The property is financed through a private party, not a bank or mortgage co. Can you get a home equity loan to fix it up? Or a home improvement loan? even though there is a lien on the property?

A. Yes. The mortgage company will want to get the home appraised to make sure it is worth how much you are trying to take from it. But as long as you have enough it should not be a problem. You can either keep your current mortgage and also get a second mortgage for however much you are looking to get. You also have the option of refinancing and paying off the original lien and receiving the rest of the money from the loan payed out to you so that you can use it for home improvements.

The security light is on my 2001 buick regal LS wont start how do I fix this?

Q. I have a 2001 buick regal LS. I recently had to change the steering column out and now the care will not start. I am thinking its because the security light is on. Does anyone know how to reset the code to make the security light go off so the car will start? Or if maybe it could be something else?

A. Try this to reset the pass-lock security system.

This is free and all it takes is about 35 minutes of your time. If it doesn't work, all you are out is a little bit of your time.

First. make sure the battery is fully charged. If you have automatic headlights or daytime running lights disable them and it will help save your battery power. You should find instructions for this in your owner's manual. You could park the car in the sunlight which would not activate your head lights on most models.

Turn off all of the vehicle accessories. Roll down the windows. You roll down the windows just in case your doors lock while resetting your pass-lock security system.

Place the key in the ignition. Turn the key to the run position but don't start the engine. Don't use the accessories position as this will not work.

Leave the ignition in the on position for 10 minutes. At the 10 minute mark the security light will flash.

When the security light flashes turn the ignition off.

Wait a minute

Repeat these steps two more times. Do not start the engine or place the ignition in the accessories position or you will need to start over from the beginning.

After the third time of doing this your security system should be reset.

You say you changed the steering column. If this procedure does not work you may need to take the car to your nearest GM service department and get that "Great GM Feeling". If you did not install the original ignition switch with the new steering column it is very possible that the new ignition switch needs to be matched with the Pass Lock security system. This can only be done by a GM dealer because this process requires the use of a special scan tool connected to the diagnostic port. Most likely the only person that you will find with this scan tool is a GM dealer.

And no, the Pass Lock 2 security system can not be disabled. It is integrated into the car's computer systems and can not be bypassed or disabled.

What size wire would I need for a 450 foot run to my gate for a Mercury Vapor security light?
Q. Only going to run a SEcurity Light at the gate. Although may have an outlet, but it would not be used when the light is operational.

A. If you keep it at a Security light only...no outlet 12-2 with ground on a 20 amp breaker will work If you add an outlet for any reason then I would go wit 10-2 but keep it on a 20 amp breaker.

Q. The security light is on in my car and the car wont start. Everything else seems ok, the radio and all lights work. Its just that the starter wont roll over. Its a Buick Lesabre 1998.

A. This is a common problem in GM vehicles. Gm has been putting an anti theft security system in cars since 1982. The system on your car is call VATS. The idea is that the ignition doesnt just use the key, but reads that little chip in your key also. The starter will not start until the theft deterrent module recieves the proper signal from your key/ignition. This prevents people hot wiring your vehicle and stealing it. The problem being that these system tend to get worn out or fail and then lock you out, thinking you are a theif. Your vehicle has gone into anti theft mode.

Luckily there are ways to beat this system now, and even to beat the system that came after VATS. The next failed system was called Passlock. It didnt work with a chip in the key, but rather a transponder in the key. We can beat those too. Check out this link for just about everything you need to know on the GM SECURITY LIGHT issue.

How do you stop cold air from attic vents from allowing cold air into the living area?

Q. I have a continious ridge vent, soffit vents, and gable vents in the attic.
The thing is with this house, the walls are not insulated. There is also a breathing space that runs from the attic to the basement on all sides.
My fear is that cold air can come through the walls or electricial outlets when my natural gas furnace sucks air. I wonder if I could block the breathing space that runs from the attic to the basement in the winter?

A. your house has to breathe i would insulate the attic floor and that should give you the results you want

Is blow-in insulation good for use between an attic floor and a second floor ceiling? If so what precautions?
Q. should be taken? There is no heating in the attic, but two chimney pass thru the entire house and attic to the roof. Are they a danger of fire or smoke or smoldering of the insulation? And the manufacturer warns of light fixtures recessed in the ceilings of the room below. How can one know without tearing up the entire attic floor where those fixtures exactly are?

A. Cellulose insulation does not settle. Blown Fiberglass does. Cellulose is also extremely fire-retardant and the bugs don't like it.

The main concern regarding the light fixtures, in as far as cellulose insulation, is that they can overheat and fail to function.

Your best course of action would be to remove the flooring in the attic. If you choose to replace it, be sure to fur out the ceiling joists so that you don't compact the insulation (whichever you decide to go with) and lose R-value.

My house was built in Los Angeles in 1906. I wish to to convert the attic to a bedroom?
Q. the attic to a bedroom with a bathroom including a shower and tub.. What changes to the foundation.and ceiling will I be required to make to satisfy the building codes and mitigate problems if there is an earthquake.

A. You need to find out if the house is a qualified Historical structure or property. If it is, I would not recommend you doing the remodel if you are on a tight schedule. If you have the time or it's not considered Preservation worthy, then you can proceed. Since the house already have an attic, the only thing that you really have to concern yourself with are the floor structure, shouldn't be a problem since the house will be conventionally framed. Electrical, Mechanical and Plumbing will be huge, since you have to replace everything. Insulation and window exiting clearances needs to be considered as well.

A. The lamps are not required to be any height...just make sure they are proportioned correctly with your bed post...lamps that are seen as too tall are normally those that are taller than the bed posts!

does nurse practitioner make good money in MA so afford a big house?

Q. ive always loved homes and architecture. i wish to become a either a doctor or nurse practitioner and i was wondering if a nurse practitioner in boston or MA in general make good money to afford a big house like 4 rooms , 3,200- 3,500 sq ft with a pool ?

A. A good friend of mine is a nurse practitioner. She makes close to doctor pay, and has a large staff of nurses under her. We are in CA, but her income is about 300k a year. I would think it is close to that in Boston, but of course it depends on the practice. My friend is in private practice...which Obama is trying to make illegal.

Removing paint overspray on interior home windows?

Q. we had the interior of our home painted several years ago and are planning on selling it now but there are some bad paint overspray sections from a paint gun on the sides of the interior windows. will paint thinner work or is there another way to do it? what about on the bathroom tile?

A. Use nail polish remover (acetone) on a soft cloth, You could also try alcohol. Don't let it run & drip on Painted or varnished surfaces or set the cloth down on anything painted or varnished. It won't hurt the glass.

What subsities can you get in Pennsylania for using Solar Energy?

how can I convert my home air condition system into solar energy?
Q. i want to convert the electrical system in my home air condition into solar energy. I have central air at this time.

A. Depending on your location, the size of your home and cooling capacity of your central A/C unit it might be hard to covert 100% of the power use of your central A/C to solar. Not to mention very expensive.

Now if you have a 2,500 sq-ft house and use a 3 ton standard A/C unit at 16 EER it could draw as much as 25amps at 220v you would need about 5.5KW of PV plus a large battery bank to handle surges at (start up, blower, ect.) 250w PV panels are about $1000 each and figure about 2x the PV costs for batteries, inverter, installation, wiring, ect. You can see how this gets expensive quickly.

Living in different part of the US may require even more PV panels. Plus, you will need to put the PV panels on a tracking system (a mount that tilts the panels to be perfect aligned with the sun's path) There are always cloudy days, so if the humidity is not too bad you can hopefully shut the A/C off and credit your electric bill by turning your electric meter backwards.

A better option might be to sell your central A/C and replace it with a heat pump system. A heat pump uses the ground temperature to cool and heat. It may seem more complex but is rather simple can be far less expensive than a full blown PV system. The heat pump can run 24/7 cooling or heating as needed and can provide 4 times the amount of energy they consumes.

Regarding organizational architecture, why has tipping emerged as a way to compensate waiters?

Q. In terms of the organizational architecture, there seems to be three aspects of it, decision rights, rewarding individuals, and evaluating their performance. I am having troubling applying this concept to compensating waiters. I would think that it has emerged to allow customers to measure and evaluate a waiter's performance and service, while providing them with an incentive...but I am not sure.

A. I am not quite sure myself but I used to waitress and tips are highly appreciated. Most waiters and waitresses only make $2.13/hr. and by law that is all they can make hourly. This leaves them to rely on tips to survive. I think that only the customer can decide what kind of service they got from a waiter/waitress and it is basically been left up to them to decide what they earned for their time. I think it is supposed to motivate the waitress/waiter to do her best with each customer as to earn the most for her time. However there are flaws. There are always flaws. 1) Some waitresses/waiters just don't care. I have seen servers that still just don't put in the effort and only do the minimal to get through their day. I have seen some that just treat the customer like dirt. 2) The customer is NOT always right. I have seen customers that got excellent service and either don't have the cash or are cheap and obviously did not tip the right amount for the service they recieved. Now if you don't have the cash, I personally think you shouldn't be going out to eat. If you are cheap, don't go to a place where you have to tip. Some customers are just rude, leaving a penny is a sure fire way to quickly anger a server especially if they gave great service. Now I am not sure what works for you, but as for myself and being a waitress in the past, I choose to tip 25-30% Most people tip under 10% and the people that do tip the norm of 15% are great but most servers bust their butts for minimal money. I tip 25% for good service and 30% for great service. I have tipped 100% for flawless service before too. It really is up to you what you decide to tip and if you decide to tip. Just take in to consideration a few things the next time you get waited on. Are they friendly? polite? helpful? knowledgable? timely? do they refill your drinks? take your empty plates out of your way? and just all around make sure you have everything you need? Because our job as a server is to basically pamper the customer while they are out from their home whether it is a low-priced diner or an expensive well known restaurant. I hope this helps. How is a recycled home better than building a brand new one?
Q. There's a company in the city I live in that takes pre-existing homes and move them onto empty lots. These homes would otherwise be destroyed, where they would take at least 300 years, recycling into our environment in a negative way, polluting the atmosphere and everything else. The problem I'm having is that I need to think of why a recycled home is better than building one from scratch, or moving into one through real estate without sounding like I'm Miss America or something...

A. Some of the older building materials and craftsmanship are superior to today's. Each individual house differs.

Perhaps you might find the architecture or the footprint ( layout ) of the house appealing.

Also, I would investigate the cost. A recycled home might be significantly cheaper than new.

What would be the central space in my home for feng shui?
Q. I want to put something representing earth energy into the central spot in my home to ground myself and the energy in my house. But, in a four-level, open layout house, where would be the central space? I don't know whether to just pick one level or what. Thanks!

A. fengshui do not work that way. there are many concepts in fengshui. meaning many ways of doing things.

one concept is flying stars. it says that the area (of the house) is divided into 8 directions plus the center (so 9 areas in total, either 8 pie slices + center, or 3 rows by 3 columns). there is a formula that distributions 3 sets of 1 to 9 around these areas. 1 set pertains to the mountain, another to water, and another to time/ base. these numbers represent an energy, and the 3 combinations represent a combined energy of the 3, that the area has. so, going back to your question, you need an area which has a good combination, make it bigger through architecture; use that area as your central space to activate that part.

you need to note that fengshui is not based on intuition, it is not based on certain unchanging rule like the main door of the house must always face east. fengshui is about measurement, calculations and proper applications of these concepts.

How do I give a presentation for a new home design?

Q. I have to write a paper in English and basically make a presentation for a panel of judges. I picked that I will create a new home design for a sub division for my "job" and I need to know how to go about creating this?

I would first draw a floor plan for your new home design...Be sure to include some neat features that you would want to include in your home.....then, in your paper, describe the floor plan with all of these neat features. Pretend you are talking to a potential buyer and are trying to sell them this house. The more that you can describe about these neat features, the better your paper will be!!!!

what is the best baby sound/video monitor in the market today?

Q. Would i really need a video monitor for my baby? Our bedrooms are on the second floor, and I do most household chores on the first floor. Would the sound monitor be sufficient?

A. We got the "Day and Night Handheld Color Video Monitor" made by Summer Infant Products from Babies R Us for about $170. We have 3 floors, and the recpetion is great. It also has the IR light so you can see your baby at night from anywhere else (as well as hear him/her).

Doing a wall mural in babies bedroom, what paints are best to use?
Q. I am doing i Winnie the Pooh wall mural in my babies room. What kind of paints would be best to use? I keep hearing Acrylic paints would be best, but then some say just regular interior wall paint would be fine too.

A. You can use acrylics and/or actual latex wall paint. I do tons of murals and I use house paint. Exterior paint for outside murals and interior for inside murals. I often buy the returned or improperly colored paint from Lowe's and home depot (it's usually very cheap). I tint it with acrylics if needed. Home Depot and Lowe's also sell small cans of bright colors of paint that I use to tint.

Don't even think about super store, they sell cheap stuff. Not something you're looking for.

How often does Staples office furniture go on sale?
Q. We're currently shopping for home office furniture and last week found a desk at Staples that we liked. It was significantly marked down as part of a sale. We didn't buy at the time (wish we had) as we were still shopping around for price and style. When we returned today the sale was over.

A. They have a sale every 30 days. But not on everything. Ask to be put on their email list. They notify you in advance of the furniture sales. ( i don't work for them).

Or ask the store manager to call you when your exact items go on sale. She will call.

How long do i keep my turtles lamps on for?

Q. I have one UVB 5.0 Lamp, and 2 household heat lamps. How long do i keep each on for and are there any further instructions?

A. I leave the lamp on for 12 hours and off for 12 hours; this simulates day and night.

How tall should bedroom table lamps be?
Q. I have great table lamps in the livingroom which is in the process of being redone. Would the lamps be too tall for the bedroom? Is there a formula of height requirements for table lamps? For a swag over the kitchen table, what is the clearance?

A. The lamps are not required to be any height...just make sure they are proportioned correctly with your bed post...lamps that are seen as too tall are normally those that are taller than the bed posts!

how best can I use floor lamps to light living room and bedroom with no ceiling lamp?
Q. I am moving into an older apartment and there are no ceiling lamps in the bedroom and living room. I bought a floor lamp from Walmart and 75W 'daylight' energy saving bulb from Home Depot. I find the lighting dull and not good enough to read with-I'm a student. This is really bothering me, how best can I light the rooms using lamps and have adequate light in them? I want them well illuminated and don't want to ruin my eyes either.

A. I had the same problem with lighting.
I ended up putting a big floor lamp in one corner and little lamps in the other corners on my dresser and night table.

Once a baby is birthed, is it necessary to cut the umbilical cord right away?

Q. I was watching 'I Didn't Know I Was Pregnant' and a woman had her baby on her bedroom floor. She was instructed by the the 911 dispatcher to get a shoe string and cut the umbilical cord.

Would it have been detrimental to the child's health had she waited for the paramedics to arrive so they could do it?

A. Leaving it on for a while will do no harm, some people belive you should leave it until it stops pulsating, so that baby gets all the rest of the nutrients.
When the cord touches the air it starts to dry up.
Baby can breath while still attched to the umbilical cord.

Which part from Insidious was frightning to you or creeped you out?
Q. The part that creeped me out more was when the mom was hearing voices in her babys bedroom from the baby monitor. Then when she gets closer to the stairs a voice screams really loud like " I WANT IT NOW". That really creeped me out. So what about you?:)

A. best movie of my life! its so hard to choose but i would have to say when the demon face was behind the dad, or when that man was walking outside the window near the mom and grabbed her haha!

Best way to change room color without damaging walls?
Q. I want to change my baby blue bedroom to black and orange but I'm 20 and should move out in a couple years and my parents don't want either color on the walls because they are hard to paint over. I was wondering if there was an easy way to change the color without doing anything to the drywall? Are there cheap temporary wall panels I can put up and paint?

A. Sounds like you have bold taste, and it is definitely time to get rid of that baby blue. One option might be to promise to paint the room back to whatever color your parents choose when you leave, but I think you may be happier implementing your bold choices in a different way to create more focus and impact to your design.

Suggest painting the walls a dark or light gray that your parents could approve, and then incorporating the bold black and orange colors in furniture, linens and accessories. If you take a look at the following websites, you can see that the bold colors you love really "pop" against the more neutral,contrasting background.

I noticed that several of these photos have a feature wall, or portion of a feature wall, that is painted orange. You could get the same impact by making a large headboard covered with orange fabric or out of wood, painted orange. Have attached a website with simple ideas for headboards.
